Just wondering if you guys have any transaction record for 2S terrace at BK5 in Bandar Kinrara. Land area 20x70 and built-up around 1600 sqft.
I think vacant possession was in 2002. Is asking price of RM290k sounds reasonable?

If it's near the mosque, the price is bound to be slightly lower. The basic units are going for as low as $270k.
These units have been appreciating by approximately 1.19% per year from 2003 to the 1st quarter of 2008.
Check these 3 month old ads out quickly:-

This doesn't necessarily mean that prices will come tumbling down though...especially not in Bandar Kinrara, I feel.
However, fundamentally weak locations might suffer a bit this year if this lethargy continues.
This is my 2 cents worth personal opinion without intending to influence anyone, aah.

haiyoo... how come i forgot to the basic things.. search the ads.. but do you by any chance have any transacted record? They guy who's offering me was saying something about one unit transacted at RM370k (intermediate, not end or corner) recently. |

apparently the seller informed me that it was sold at RM320k  |

I do know of transactions of 20x70's as high as $350k in BK5. However, these are extreme cases which probably involve heavily renovated units.
Furthermore, most of these units were transacted before the election. After the election, the property market has gone to the dogs.
As such, I would look at this transaction as an isolated case & not a reflection of the general market.
