Hi all,

Am in a bind--am looking for new property to stay in--and I am interested in Palmwalk, Sungai Long (under construction). I like the Chamae residences, 20x65, RM263,800.

My concern is the pricing for the property--it's at Sg Long, but it is considered quite steep (some older houses sell at RM288k for a 22x70). For its sister development, the Amaris, 18x65, prices start at RM216,800. I wonder why the jump is that huge.

Rolls Royce, would greatly appreciate your view on the matter. What do you think of the housing market in Sg Long?

Lousy location. The following landed residential units are depreciating in value:-
20X58 - 2sty
20X60 - 2sty
20X67 - 2sty
22X75 - 2sty
24X75 - 2sty
SEMI-D - 3200 sq ft
BUNG - 10450 sq ft

The following landed residential units are appreciating in value:-
20x70 - 2sty
22x70 - 2sty
20x75 - 2sty

Suggest you give the entire area a miss. The closer you are to Kajang, the slimmer the chances of you finding a good property. The nearer you are to Kuala Lumpur, the better your chances of finding a good property.

Please do your due diligence before embarking on any investment spree.

Thanks for the heads up!

Was wondering though--I have a budget of 250K--300K for a landed property. Parents live in Balakong, I'll be married in 2009, distance will be good for dropping off kids, et al.

I like the houses there, but location is kind of a turn off, but only because of accessibility. The greenery is great, and air is clear.

What would your suggestion be?

I can't think of anything better than the 2sty 20x70's in Cheras Perdana CP 7 or 2sty 22x75's Bdr Tun Hussein Onn Suadamai.

Hmmm. I didn't think about that before.

Based on the above, how do you see the market for Lake Fields, The Oasis and Twin Palms affecting the value of the property of its surroundings? Will prices go up overall because of all these high-end developments?
