Anyone vested or familiar with these 2 townships?
What are your thoughts as to which is the better township?

Rollsroyce, either one with capital appreciation or both depreciating?

My old comments regarding Bdr Sri Putra, Bangi. I'm not sure what the situation is like now.

Your best best for capital appreciation in Bkt Mahkota would be the 2sty 20x60's or 20x65's. The 1sty Semi-d's are depreciating. As far as the 2sty semi-d's & bungalows are concerned, I'm not sure.

On the overall, Bandar Bukit Mahkota doesn't look like a very healthy location to me.

Please do your due diligence before embarking on any investment spree.

Bandar Seri Putra:
I've been offered a choice of six lots of bungalow land at what seems to be a very cheap price. Around RM22 psf.

From what I see, UMLand has given nice features eg. underground electrical cables and also phone lines so there's no unsightly poles.

Amenities are also better with school coming up and lots of shoplots/commercial centre.

Even Bkt Mahkota residents freely admit their neighbours are much better developed.

Bandar Bkt Mahkota:
Pretty much the same location as Bandar Seri Putra. Seems lots of people are attracted to the cheap pricing esp. of their new semi-ds and bungalows.

Also the clubhouse is under construction (perpetual construction maybe? ) Rolling Eyes

The attractive prospect here is the auction lots of bungalow land that can reach very low prices after several rounds.

Rollsroyce, Mala, Lando etc, any records of transactions of Bandar Seri Putra bungalow land? Using Transfield's free service, I saw some ads in 2003 asking for RM26-34psf!

You are right. The price has depreciated over the years. Suggest you stay away from Bdr Sri Putra. Bandar Seri Putra seems like a dead place with only 1 land for sale ad in the newspapers for the whole of this year.

My opinion of the current market value = $21 - $22 per sq ft.

pretty sure those lots will be in the middle of nowhere near bukit unggul golf club.

there's also been a few auction lots of bukit mahkota lots that are freehold with good infra going for around rm15 psf.

i've noticed that land south of bangi are plentiful and cheap - lots of choices Smile
