The same developer as Pinggiran Cempaka. Most owners are not keen to sell their Pinggiran Cempaka units because it's located in such a strategic place.

Does anyone know what was the developer's price of Pinggiran Cempaka and what is the current price?

AFAIK, Pinggiran Chempaka is a townhouse not an apartment though it looks like an apartment from the outside. The developer's price was RM120+ to RM130+.

I don't think Pinggiran Chempaka can be compared to Indah Cempaka because the former is located directly outside the Chempaka lrt station. I'm not sure where Indah Cempaka is. The developer's location plan is vague.

My 2 cents...

Wow.. if it's the case, pinggiran cempaka has appreciated very well.
looking at these two ads, asking price is RM180k and RM179k already.
When was this project completed anyway?

Any condo facilities / security in Indah Cempaka? There does not seem to be anything mentioned about these issues on the developer's website.

hmm, very very interesting!

looking at the website, TPPT is a Bank Negara-backed developer, sure can complete one! TPPT means, Tabung Projek Perumahan Terbengkalai.

The LRT Ampang corridor projects are very attractive to me for 2 reasons:
1. Location - very high density populated area, lots of commercial activities, near to KL, lots of amenities, even the name indicates the proximity to LRT

2. Pricing - relatively cheap, RM90k for 660sft studio, RM145k for 1080sft aptment, RM500k for 20x78 shophouse! Would be easy to get good yields.

Hmm, I read 680 sf for RM82,770.00, 1150 sf for RM153,450.00 and no mention of any shoplot. Boomer, are we referring to the same development here?

The fact that Indah Cempaka is near the lrt does not guarantee anything. FYI, Dahlia Crt, Pandan Putri, Kenari Crt & Kedidi are all depreciating in value. However, Tulip & Le Jardine Condo are appreciating in value.

Therefore, we will have to look at other factors such as price vs size vs facilities vs actual location to make an accurate decision.

A safer bet would be to increase your budget by approximately $12k & buy Pinggiran Cempaka which is located on the 'prosperous' side of the lrt tracks.

Please do your due diligence before embarking on any investment spree.

I am also interested to invest somewhere near LRT and this project seem to be within my criteria.

Would appreciate if any sifu out there can give advise on the following:
Should i buy a studio or family apartment? Which one is easier to get tenant? What is the rental around that area?
