I recently found a project, Seri Pajam, next to LEKAS highway. The highway is approx. 18km to Kajang. Their property is large in built-up and finishes is quality. Anyone been there before? Any idea on the investment potential?

AFAIK, there is a developer called Seri Pajam Development Sdn Bhd. They developed Desa Melati, Desa Puteri, Vila Suria, Perdana College Height & Taman Mulia. I do not know of any project called Seri Pajam.

Hi, have you been to the Lekas / Kaseh highway yourself? Is the construction still going on? From what I read here, the construction of the Lekas / Kaseh highway could have come to a standstill.

Any Google Earth satelite images or coordinates of the highway to share?

I been to the KASEH recently, some construction is going on there and the interchange nearby Pajam is ready.

Frankly speaking I don't really see the need for the LEKAS highway when the Nilai Toll(N2 49.982 E101 47.874) of the North South Expressway is only about 6 km from the Batang Benar Komuter station(N2 49.804 E101 49.624). 6 km can be travelled within a minute or 2 in a rural area such as this. I'm assuming that the project site is somewhere around the Batang Benar Komuter station after looking at the developer's location plan.

If the toll rates on the LEKAS highway is very much cheaper than the North South Expressway, I would get excited.

I would be more excited about the travelling time, distance and cost between the project site and KLIA if there is anything to get excited about in the first place.

As what I know Taman Mulia and Perdana College Heights is offering double storey houses and semi-D. Price around RM160k onwards.

New Kajang-Seremban Highway stretch toll-free until Oct 4

KAJANG: The Kajang-Seremban Highway stretch from Kajang Selatan to Pajam will be opened from 6am today to the public and will be free of charge until Oct 4.

“Road users will be able to use the highway for free during the coming Hari Raya festive season,” Works Minister Datuk Mohd Zin Mohamed said while opening the highway toll plaza here yesterday.

It is believed that a toll rate of RM2.80 had been proposed to the Cabinet.

Lebuhraya Kajang-Seremban Sdn Bhd (Lekas) chief executive officer Neoh Soon Hiong said he could not confirm when the toll rates would be announced.

The 18.2km Kajang Selatan-Pajam stretch was built as the first package of the highway.

Package 2 spanning 14.5km will be split into two parts and the first part from Pajam to Mantin will be completed in December.

The second part of Package 2 linking Mantin to Setul is expected to be completed in January next year.

Package 3 is expected to be completed in March next year and will link Setul to Kuala Pilah in Paroi.

According to Mohd Zin, the entire 44.3km highway project cost RM1.75bil including land acquisition.

“The highway will operate as a closed-toll system for package 1 and 2. Package 3 will be an open-toll system,” he said.

Road users on closed-toll highways pay toll charges based on the distance travelled between two toll points while users pay a fixed rate on open-toll highways.

The highway concession was awarded to Lekas in Nov 2006, with IJM Corporation Bhd and Kajang-Seremban Highway Sdn Bhd (Kaseh) as the equal equity shareholders.
