I bought a 95 sq meter unit in Mutiara Villa for my own occupation a little over a year ago for 250,000 RM. Pretty rough condition! Doing the sums, that is about 245 RM a sq foot.
I am now looking to buy a second apartment in Bukit Bintang for rental purposes. The apartment next door to me is 99 sq m with an asking price of 385,000 RM. It is a corner apartment with extra balconies. Doing the sums, it is about 362 RM a sq foot.
I can not see the sense in such a difference.
Did I get an amazing bargain on the first purchase, and was fantastically lucky? Or is the owner of this second apartment just trying it on, and does not really want to sell? Can people offer me opinions about these figures please?

You may go by the price of $253 - $260 per sq ft.

For a budget of Rm370k - RM390k, you'll get a 500+ sf unit in Times Square or 231 TR. This is why the seller is sticking to his exorbitant price because his built-up area is much bigger. I believe he will be able to get his price. The seller has read the market well Smile
