anyone has suggestions for me for taman desa?

am looking at a new project by zeus-tnb called papillon desahill condominium. pretty low dense with 225 units and views are great.

but prices are from RM400 psf. is this a good buy?

thanks for replying.

honestly, i'm not sure. believe that there is another one called 1 residence but it is completed.

saw the papillon one and it looks impressive. judging from the locality and accessibility, the price of rm400psf seems reasonable. also, considering kiara/seputeh is already priced at RM600psf, a RM200psf discount for an established neighbourhood like taman desa ... perhaps a pretty good buy?

what do you think?

The developer's map is upside down. It should be something like this where Kuala Lumpur is north of Taman Desa.


The location should be somewhere around N3 06.092 E101 40.807

Duke, is there an exit to Old Klang Road via Tmn Shanghai or Petaling Lama?

not sure. thought i saw a road outside of the development - a jalan morib?

anyway, what do you think? a good buy?

Oh in that case, the travelling distance from the project site(N3 06.156 E101 40.793) to Old Klang Road(N3 06.369 E101 40.704) should be about 549 meters.

Do you have any idea what the developer's price of 1 Desa Residence was?

The big question here is whether Tmn Desa can 'absorb' another 'super up-market' condo after 1 Desa Residence. I will only be able to answer this question with some facts after the 2nd week of May due to a lack of supporting evidence at the moment.

Meanwhile, the performance of other condos in that area(which cannot be used as a benchmark) are as follows:-
FABER TIARA - 1250 sq ft - appreciating from 2003 to 2007
FABER HTS - 1000 sq ft - appreciating from 2003 to 2007
FABER INDAH - 1575 sq ft - appreciating from 2003 to 2007
FABER RIA - 1480 sq ft - appreciating from 2003 to 2007
OBD - 1600 sq ft - depreciating from 2003 to 2007
ABADI VILLA - 1200 sq ft - depreciating from 2003 to 2007

Please do your due diligence before embarking on any investment spree.
