Brief Intro:

This is a project under construction by Citi Growth Sdn Bhd somewhere behind Ampang Puteri Specialist Hospital just nearby the Sekolah Kebangsaan Dato' Ahmad Razali.

There are four block of apartments being built by them:

1. Permai Court (completed, squatter relocation programme)
2. Permai Seri (completed, around 70k)
2. Permai Puteri (under construction, around 80k, 833 sqft, sold out)
3. Permai Putera (under construction, around 130k, 1000++ sqft, still available)

The pics below are for Permai Putera Currently waiting for CF.

My question is, the developer initially promised the delivery in June 2007 (about 4 mths ago), and then started giving excuses and promised delivery of VP by year end. But then by now, they're talking about delivery in early 2008 (no specific month mentioned).

what's disturbing me is the fact that i've been hearing some rumours saying that the developer, City Growth Sdn Bhd is having some sort of financial problem.

Is there anyway I can find out about this?
May be i can do company search at CCM... hmmm

Looking at the pictures, it's unlikely that they have run into financial trouble at such an advanced stage of contruction. Maybe the town council is giving them a hard time in the issuance of the CF due to 'technical faults'.

A company search will only tell you their financial status as of last year.

Just be patient & let them solve their problems. They are in a better position to solve the problem that us.

i did call to the developer and one of the staff claims that according to their MD, maybe by end of the year only can get the CF.

It's just that my S&P was signed in dec 2006. So, legally the developer have until dec 2009 before I can complaint.

anyone know how much is the value now ?
i would like to sell it.

But apparently i can claim right ? for the late delivery ? i signed the S&P , May 2003 and how do i claim or how fast the claim can be ?

Hi, I'm a buyer of Permai Puteri.

Currently, the developer is only offering to pay 50% of the LAD. This means they still want me to fork out RM3-4k to settle the final 10% payment.

I do not agree and want to find out is there any other permai puteri buyers out there?

Hi Zafrul,

what do you mean by 50% of the LAD ? they told you immediately when u collected the keys ?

I havent collected the fees, i know i have to pay like 700 bucks for maintenance fee and etc, right ? but a lawyer friend told me to write some stuffs upon receiving the keys and etc.

what about the housing tribunal ? i have calculated, i should be getting about 40K for the LAD, so loosing 20K over their deal, is not cool.

Hi Nutt,

Well, guess what, I've got some bad shitty news for you.

City Growth is only going to pay 50% of the LAD. They say it's a proposal and it's up to us to accept, but it's really a take it or leave situation.

This is my situation. Bought the apartments cash, so have been paying progressively. My last payment is RM20k. City Growth owes me LAD RM34k. They want me to give them a 50% discount which is RM17k, which means i now have to pay them back RM3k. And pay them RM129 for interest in LATE PAYMENTS!

Deal of the century right?

I even suggested to just contra off whatever remaining amount, and they said NO! Only 50% of LAD!

So, I've found a few buyers, and it seems everyone is going to the Tribunal.... I haven't done so yet, but will let you know once I do.
